Here at Sapphire Properties we can offer you exactly what you are looking for in a rental property.

We have a fantastic selection of rental properties for clients wishing to rent long term, from six months upwards in Ciudad Quesada and surrounding areas.

We are here to help both owners find the right long-term tenant for their property, and for tenants to find the right property.

There are various processes to follow when renting and we hope the information below will answer most of your questions.

Information for owners

What happens when you are ready to rent?

When your property is ready for renting, a member of our team will visit you to advise on suitability and to establish a rental rate.

Historically the renting of a property has been targeted to the short-term holiday sector. However, the market changed a few years ago and many owners are choosing to rent out their properties long term which has advantages and disadvantages. There is less wear and tear on the property, there are more checks on tenants before they move in, the income is constant throughout the year, but this means the property will not be available for your own use and the individual weekly rate will be less.

Long term contracts are for a minimum six months and no longer than eleven months. This can be extended at the end of the contract if both parties agree. Long term tenants come from all over the world and from a variety of backgrounds such as retirees, clients who wish to live in the area before they purchase and also tenants who do not wish to purchase property and are happy to rent on a long term basis. 

We advise all owners that they may wish to opt for an insurance which protects their rental income should they engage with long term clients.

The owner is responsible for payment of general maintenance and repairs; however, the tenant would pay for any damage they may cause to the property and are responsible for the payment of all utility bills.

What happens when you decide to rent your property with us?

Sapphire Properties aims to make renting out your property as stress free as possible and will guide you through the process.

Payment will be collected from tenants each month and this will be transferred to the owner's Spanish bank account within 7 days after any deduction of agreed costs, for example commission, replacements/repairs, etc.  Management of the property will be carried out by Sapphire Properties for a reasonable fee.  

All long-term rentals are regulated by a Contract Tenancy Agreement prepared by Sapphire Properties in both English and Spanish and signed by both parties.  The keys are not handed over or the tenant allowed access or occupancy until the contract is signed and we are in receipt of all monies agreed.

Information for tenants

When the decision to rent a property is made, a tenancy agreement must be signed together with payment of the agreed rental/damage deposit.

References will be required and should be submitted prior to the signing of the tenancy agreement (e.g. bank manager, employer, previous landlord, accountant, etc.)

Payments: Three months´ rent is payable in advance as a damage deposit.  The deposit will be held by Sapphire Properties and refunded at the end of the contract period, subject to an inspection and deduction of any amounts for repairs or damage and final utility bills.

The rent must be paid on or before the date specified in the contract to Sapphire Properties. All utility bills are due for payment on presentation i.e. once notification has been received. Community fees and council tax are paid by the owner.

Pets may be accepted in some properties with the owners´ permission.
