Full description of this villa

This stunning detached 2- bedroom, 2-bathroom country villa overlooks the beautiful Molino de Enmedio and El Castellar with the pine forests edging the river valley of the Rio Mula.

Of single storey construction, the villa is finished to the highest standards throughout and is situated in a quiet country lane on the outskirts of Bullas, within the national park and having magnificent views of the mountains and surrounding countryside. The villa stands in a total area of approximately 20,000m2, extending onto the terraced mountainside and laid to olive, almond and various other fruit trees.

The property has mains electricity and is telephone and internet connected; it benefits from insulation to walls and roof, to UK standards, throughout.  It is supplied by mains water, and there is also a store of harvested rainwater of capacity 7,000 litres for irrigation. Waste is managed via a total oxidation treatment plant.

All windows are double glazed rosewood-effect aluminium tilt-and-turn units for easy cleaning and have insect nets. All  have matching electric steel security blinds operated individually or with a master override. There are no window bars.

The villa has solar-heated under-floor heating throughout; this is controllable in individual zones and is backed up by a secondary oil-fired boiler system. Both solar and wind power generating systems provide supplementary green energy for the property, to reduce mains consumption.

The house is enclosed in an inner fenced area, accessed via the concrete road to electric gates with

video entry system down the sweeping drive to the front of the villa you enter the property from the

covered front porch (10.9 x 3.5m approx)

 

Access, on the east side of the property, is via the steel security front door to the kitchen (4.4 x 4.3m)

This modern kitchen is fitted with a range of solid oak base and wall units, chalk-washed, and has a central island, all topped with a 40mm thick Granite work surface.

There is a Range-Master gas double oven, with extractor over. The tall fridge and matching freezer are housed within open cupboards, and there is also a dishwasher, and a washing machine. The double sink benefits from a 5-stage reverse osmosis drinking water system.

The kitchen leads to the Dining area (4.3 x 3.7m):

This has a beamed ceiling and provides excellent views through the double doors to the covered terrace and countryside beyond.

 A modern wood burner provides a feature to the far end of the room and provides additional background heat for the very short winter nights.

Master Bedroom (7.5 x 4.3m)

The master bedroom benefits from a separate  walk-in wardrobe, (2.8 x 1.3m) with shelving,  hanging and drawer units, and lights.

The bathroom is half tiled in modern tiles, has a bath, wet shower area with floor drainage, two hand basins and WC, two large illuminated mirrors. All fittings are of first class quality and design.

Outside

To the front of the property (south facing) is a large covered terrace (7.1 x 4.7m) totally enclosed with insect protection netting and three large high-quality sun sails, and including lights, planting and an internal water feature.

This affords protection from the sun and the local insects whilst allowing uninterrupted views of the valley, mountains and wonderful countryside of the national park.

To the east side of the covered terrace and to the front of the property, lies an open terrace area (4.7 x 4.4m) and to the  west side of the property, the hot tub terrace (8.7 x 4.7m)

The perfect place to relax whilst enjoying the enchanting views or even the myriad of stars at night.

There are  three large utility rooms outside the property: one houses the oil-fired boiler back-up system, another the 1000 litre solar hot water tank and controls. The third is used for indoor accommodation for two parrots, and additionally there are outdoor flights for these. This has power and water.

There is an area laid to artificial grass , and a selection of trees and shrubs, beyond this is a large three-bay workshop and tool storage “man cave” with toilet.

The boarding kennel business is situated in a 3,800m2 fully enclosed parcela within the total land holding. It overlooks El Castellar and its pine forests running down to the Río Mula in the valley.

It is housed in an original 50ft barn property and had been purpose-designed using Kennel Club recommended practice guidelines. It is a fully licensed, fully legal boarding facility for dogs, created to provide a luxury home-from-home experience for canine guests. It benefits from mains power, mains water and a total oxidation sewage plant.

There are fully insulated walls and ceilings, double glazed windows, ceiling fans and emergency lighting.

In addition to this, there is a log-burning stove for the colder periods, a “doggie shower” and permanent music.

The kennels occupy an area of 20m x 5.6m and comprise 10 individual pens ranging from 2m x 1.66m for the tiny dogs to 3.6m x 1.7m for larger breeds.

Each individual bay includes thermostatically controlled under-floor heating in a raised bed. It also boasts its own individual patio run of over 5m.

There are several large exercise zones/playgrounds in front of the kennels, all enjoying the fabulous valley views and the peace and tranquillity afforded by the location.

There is additionally a sizeable overspill room with six large pens, which often houses our many large families of dogs who arrive as a pack and like to stay together! This benefits from its own big outside patio.

In the summer, dogs can enjoy the nebulising water system in each patio, designed to help them cool off.

The business has an office/reception area (2.96m x 4.65m), and to the rear of this is a food preparation area (1.88m x 4.65m) with fridge/freezer. It also houses a washing machine and tumble dryer, and a medicines cabinet.

There is a toilet and washroom.

A rest room is attached alongside the kennels zone, which includes a full kitchen and eating area, plus relaxer chairs, TV etc., and a large double bedroom used for sleepover in the event of a poorly guest needing observation.

There is also a modest cat boarding area off the rest room, added to cater for those doggie parents who also wish to board a cat at the same time as their dog. It is not currently offered as a general cattery. This room has a secure outside window box for cats to enjoy the sun without escaping!

Additionally, there is a huge workshop/mancave within the barn. The floor of this cavernous space has been made solid and level, and there is power and water. This offers vast potential for future development of the already successful kennels operation, with the possible addition, for example, of grooming, veterinary services, retail provision, and even training.

Alongside the workshop is customer parking for up to five cars.

The kennels are registered as a Núcleo Zoológico with the Colegio de Veterinarios in Murcia, and also with the Asociación de Centros Legales de Cría y Cuidado Responsables (a group registered in Madrid that is active in promoting legal establishments of excellence in the fields of dog breeding and boarding).
